{"id":12636,"date":"2022-04-03T06:02:26","date_gmt":"2022-04-03T06:02:26","guid":{"rendered":"http:\/\/egrowonline.com\/?p=12636"},"modified":"2022-04-03T06:02:26","modified_gmt":"2022-04-03T06:02:26","slug":"top-triad-economic-developer-sees-multiple-ripple-effects-from-megasite-projects-local","status":"publish","type":"post","link":"http:\/\/egrowonline.com\/?p=12636","title":{"rendered":"Top Triad economic developer sees multiple ripple effects from megasite projects | Local"},"content":{"rendered":"<p> <br \/>\n<\/p>\n<div id=\"article-body\">\n<div class=\"lee-article-text first-p\">\n<p>The head of the Triad\u2019s economic-recruitment group sees multiple ripple effects from recent developments at Carolina Core megasites.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>With three of the region\u2019s four megasites now with commitments, Mike Fox, president of Piedmont Triad Partnership, said it\u2019s possible that more 1,000-acre-plus sites could be pieced together, though nothing is in an advanced stage currently.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>However, would-be developers of new manufacturing sites would likely have to compete for land with others eager to meet housing demand from workers at existing megasites.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>\u201cTo use a baseball analogy, we hit a home run with Toyota, Boom Supersonic and VinFast,\u201d Fox said.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>Those three companies, have announced plans, respectively, for the Greensboro-Randolph Megasite, the PTI Aerospace site and Triangle Innovation Point in Chatham County. A fourth megasite, Chatham Advanced Manufacturing, is still available.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>\u201cBut, we\u2019ve always been focused on the singles, doubles and triples as well,\u201d Fox said, citing examples of successful manufacturing and supply-chain recruitment efforts in Davidson and Davie counties on smaller industrial sites.<\/p>\n<\/div>\n<div id=\"inline-article-recommend\" class=\"lee-article-text\">\n<div class=\"ir-wrapper\">\n<div class=\"style-title\">\n<div class=\"block-title emphasis-h3\">\n<p><h3>People are also reading\u2026<\/h3>\n<\/p><\/div><\/div><\/div><\/div>\n<div class=\"lee-article-text\">\n<p>\u201cWe\u2019ve got more inventory in that (50- to 500-acre) range than you see in the Charlotte and Raleigh markets that are closer to the interstates,\u201d Fox said. \u201cYou got to keep up doing that \u2014 50, 100, 200 jobs are as important.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>\u201cThe growth in those (projects) over the last 12 months has been tremendous as well.\u201d<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>Fox said there are \u201cdefinitely multiple serious interest from companies looking at the (Chatham Advanced Manufacturing) megasite and have been for months. Interest in all four sites has been elevated for years.\u201d<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>Fox said it\u2019s \u201cnot necessarily a cause-and-effect\u201d from Toyota North America\u2019s commitment in December to the VinFast\u2019s decision last week.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>\u201cWith multiple groups interested in one, if not all of the sites, it might be a matter of someone going first and others can follow quickly in taking a hard look so to not lose their opportunity at the other megasites since there\u2019s a scarcity of them in North Carolina, much less in the country,\u201d Fox said.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>Fox said a common theme from Toyota and VinFast was being attracted to the state\u2019s manufacturing workforce heritage, the business climate, higher education and socioeconomic advantages for potential employees.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>Having a likely electric vehicle production and supplier cluster within a short distance of their plants also likely was a major plus for the megasites, Fox said.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>Where the greater Carolina Core should benefit, Fox said, suppliers will want to be within a 30- to 40-minute range of the plants, but not next door so to avoid competing for potential workers.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p><span class=\"print_trim\">As an example, Fox noted that suppliers to the BMW manufacturing plant in the Greensville-Spartanburg, S.C. metro area chose to be near the plant, but not necessarily next-door.<\/span><\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p><span class=\"print_trim\">\u201cThat tends to be the sweet spot of where they want to be,\u201d Fox said. \u201cI think that will happen here, particularly with the EV supply chain.\u201d<\/span><\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>Fox said the supply chain for electric vehicles will have limited equipment overlap with traditional motor vehicle production, which means proximity to these plants will be pivotal.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>Fox acknowledges there\u2019s at least a possibility that someone from Forsyth County or the western Triad will be willing to commute 1\u00bd to 2 hours to the VinFast plant scheduled to open in spring 2024, or 45 minutes to an hour to Toyota\u2019s Greensboro-Randolph Megasite.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>Yet, he said he\u2019s convinced there will be an employment ripple effect from the two EV plants through increasing the pool of jobs, particularly in manufacturing.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>Citing Randolph as an example, he said there are residents who commute to work in Forsyth, Guilford, Davidson and other neighboring counties.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>\u201cSome of those people will decide they want to work for Toyota and be closer to home,\u201d Fox said.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>\u201cIn those instances, that will free up more jobs for folks in those counties.<\/p>\n<\/div>\n<div class=\"lee-article-text\">\n<p>\u201cThat could be as big a benefit as any suppliers who locate in those counties.\u201d<\/p>\n<\/div>\n<div id=\"pu-email-form-business-email-article\" class=\"p402_hide hidden-print\">\n<div class=\"text-center\">\n<p class=\"email-desc\">Get the latest local business news delivered FREE to your inbox weekly.<\/p>\n<\/div><\/div><\/div>\n<p><br \/>\n<br \/><a href=\"https:\/\/journalnow.com\/business\/local\/top-triad-economic-developer-sees-multiple-ripple-effects-from-megasite-projects\/article_d0bd8372-b11d-11ec-998f-eb00f07efca0.html\">Source link <\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>The head of the Triad\u2019s economic-recruitment group sees multiple ripple effects from recent developments at Carolina Core megasites.
